Property where used in this agreement means the entire business, which is the subject of the sale, located at [Address of Business], [City of Business], [State of Business], now owned and operated by seller, and includes goods as that term is defined by the Uniform Commercial Code in effect in [State of Code] at the time of execution of this agreement, as well as the real estate, and all assets of the business whether classified as chooses in action, investment securities or otherwise.
